Gas work in London
For gas work in north or east London, call a Gas Safe registered engineer who is qualified for the appliance in question. London Gas Engineers covers landlord gas safety records, boiler repairs, servicing and new boilers from Islington to Ilford. If you smell gas, call the National Gas Emergency Service on 0800 111 999 first.
Most gas jobs in north and east London happen in homes that were never built for modern boilers. A Victorian terrace in Hackney might now hold three flats, three meters and three combi boilers. A Warner half house in Walthamstow has two flats behind two front doors in one small terrace. A tower block flat in Tower Hamlets may have its boiler flue running through a ceiling void.
We work with landlords, letting agents and homeowners. Landlords need a gas safety check every 12 months on each appliance and flue they provide, with a copy to tenants within 28 days. Homeowners have no legal duty, but an annual check and service keeps boilers, cookers and fires safe. Every job starts with the same thing: you see the engineer's Gas Safe ID card and can check it on the register.
Four steps from first message to the paperwork, the same for a landlord check as for a new boiler.

Leave the property and call the National Gas Emergency Service from outside. Their engineer makes the supply safe. Repairs come after that.
What to do about a gas smellAny gas engineer should show it. The back lists the work they are qualified for, such as boilers or cookers, and you can check it on the register.
How to check an engineerSend the address, the appliances involved and what is wrong or due. For landlord checks, tell us how many gas appliances there are and how to get access to the property.
You get a clear price for a fixed job, or a price confirmed after a look at the job for repairs and installs. For flats, tell us about parking and building access so nothing holds the visit up.
The engineer shows their Gas Safe ID card so you can see the work categories they hold. They test, repair or install, and explain anything unsafe in plain words before they leave.
Landlords get the gas safety record to keep for at least two years. New boilers and gas fires are notified to the council within 30 days, so a Building Regulations Compliance Certificate follows.

BookLocal know how
Hard water in every Thames zone
Thames Water's 2025 reports put average hardness between about 258 and 278 mg/l across north and east London zones, from Stamford Hill to Hackney South. That is hard water on Thames Water's own scale, so limescale builds up in combi boilers and hot water pipes faster than in soft water areas.
A huge rented sector
The 2021 Census found 38.5% of Newham households and 38.2% of Tower Hamlets households rent privately, against 20.5% for England. That means a lot of landlord gas safety records, HMOs with shared boilers, and tenants who need a copy within 28 days.
Houses split into flats
Converted Victorian houses in Islington, Stoke Newington and Crouch End often have meters in cellars, under stairs or in a bank in the basement. Tenants often do not know where their emergency control valve is until the day they need it.
Flues in flats and loft conversions
Boiler flues hidden in ceiling voids need inspection hatches, and since 2013 an engineer who cannot inspect one will class the boiler as At Risk. Loft conversions can put a new dormer window too close to an existing flue terminal, which has to be checked before work is signed off.

Hackney, east LondonAreas
We cover the boroughs north of the river and east of the City: Islington, Hackney, Camden, Haringey, Tower Hamlets, Waltham Forest, Newham, Enfield, Barnet and Redbridge. Each area page explains the local housing, who supplies your water and how hard it is, and the gas jobs that come up most there.
Gas emergency
The National Gas Emergency Service comes first. A gas engineer repairs the fault once the supply is safe.
Get everyone out of the room, and out of the building if the smell is strong.
Open doors and windows to let the gas out.
Do not turn light switches or anything electrical on or off, and do not light a flame or smoke.
Turn off the gas at the emergency control valve by the meter if it is safe to reach. If the meter is in a cellar or basement where the smell is, do not go in.
Call the National Gas Emergency Service on 0800 111 999 from outside. Their engineer makes the supply safe.
Call 0800 111 999Once the emergency engineer has given the all clear, call a Gas Safe registered engineer to repair the faulty appliance or pipework.
Questions
Not sure if it needs a repair, a service or a new boiler? Answer the quote questions and get a straight reply.
Start a quoteAsk to see their Gas Safe ID card. The back of the card, or the lower part of the digital card, lists the types of gas work they are qualified for, such as domestic boilers or cookers. You can also check the engineer or business on the Gas Safe Register website.
Every 12 months for each gas appliance and flue the landlord provides. Since 2018 the check can be done up to two months early and keep the original deadline date, as long as the records show it. Tenants must get a copy within 28 days of the check.
The landlord gas safety record covers 12 months from the date of the check. Landlords must keep each record for at least two years, or until two further checks have been done if they use the two month early window.
Open doors and windows, do not use light switches or anything that could spark, and turn off the gas at the emergency control valve by the meter if it is safe. If the meter is in a cellar or basement where the smell is, do not go in. Get out and call 0800 111 999.
No. In north London the gas network is run by Cadent, which handles moving the meter and service pipe as a service alteration, and your gas supplier deals with the meter itself. A Gas Safe registered engineer then reconnects the pipework inside your home.
There is no legal duty for homeowners to have one. Gas Safe Register still recommends a gas safety check every year, and manufacturers usually ask for an annual service to keep a boiler warranty valid.
In England, rented homes must have a carbon monoxide alarm in any room used as living accommodation with a fixed combustion appliance, such as a boiler or gas fire, but not a gas cooker. Building Regulations also expect an alarm when a new or replacement fixed appliance is fitted, in any home.
It depends on how many appliances there are, the type of boiler and how easy the property is to reach. We give a clear price for fixed jobs before booking, and repairs are priced after a look at the job.
