For gas work in Stratford, Forest Gate and West Ham, use a Gas Safe registered engineer qualified for the appliance. Newham has the highest private renting of our boroughs and borough wide licensing, so landlord gas safety records are the main job. Many new Olympic Park homes have no gas boiler at all, because they run on a heat network.
Stratford, LondonThe homes
Newham has two very different housing stocks. Forest Gate, West Ham, Plaistow and older Stratford streets are Victorian terraces, many let whole or split into flats. Around the Queen Elizabeth Olympic Park, East Village and newer blocks are served by the East London Energy heat network rather than individual gas boilers. At the 2021 Census, 38.5% of Newham households rented privately, the highest share of any borough on this site, with 28.0% social renting and 30.8% owning.
Newham was the first council to bring in borough wide licensing of private rented homes, and its current selective licensing scheme started on 1 June 2023 for another five years (Newham Council). If you let in Newham, keep your landlord gas safety record current and ready to show. The record must reach existing tenants within 28 days of the check and new tenants before they move in. See our guide to licensing in Newham and Waltham Forest.
If you live in East Village or one of the newer blocks near Stratford International, your heating and hot water may come from a heat network, with a heat interface unit in the flat instead of a boiler. A gas engineer is not the right call for those heating faults. Your building's heat provider deals with them. Some of these homes have no gas at all. If your flat does have a gas hob, that still needs a Gas Safe registered engineer for any work.
The terraced streets of Forest Gate and West Ham have the usual mix of combi boilers, older system boilers and the odd back boiler. Thames Water's 2025 reports give average hardness of 263 mg/l in Stratford East, 261 mg/l in Stratford West, 272 mg/l in West Ham and 270 mg/l in Upton (Thames Water, West Ham zone). That means limescale in boilers and kettling. Overcrowding is also high in Newham, and more people means more hot water demand on a single combi.
Rented homes must have a carbon monoxide alarm in any room used as living accommodation with a fixed combustion appliance such as a boiler or gas fire. In Newham's Victorian terraces, rooms are often used as bedrooms that were not built as bedrooms. HSE guidance says a room converted for sleeping since 1998 should not have a gas fire, space heater or water heater that is not room sealed. If a front room with an old gas fire is now someone's bedroom, that needs sorting before the next gas safety check.
Before any gas work in a Newham home, ask to see the engineer's Gas Safe ID card and check it on the register. The card shows which types of gas work they are qualified for. It is illegal for an unregistered person to fit a gas appliance and then have a registered engineer sign it off, so a cheap fitter plus a sign off is not a legal shortcut.
